Law Firm Loeb & Loeb Increases Footprint at Rudin-Owned Midtown Office Tower
Loeb & Loeb, a global law firm with a roster of more than 450 attorneys spanning the United States and Asia, has committed to a long-term expansion of its New York City headquarters. According to the landlord, Rudin, the firm secured a 16-year lease extension for its current 160,051-square-foot premises, which occupies the 18th through 21st floors of 345 Park Ave. in Midtown East. Alongside this extension, the firm has tacked on an additional 18,908 square feet on a portion of the building’s 13th floor, growing its total footprint in the tower to 178,959 square feet.
Loeb & Loeb’s relationship with the Plaza District property dates back to 1993 with this latest transaction highlighting the sustained demand for premium Manhattan office space. While Rudin chose not to disclose the specific asking rent for this transaction, market data from a Colliers report reveals that the average office asking rent along Park Avenue reached $119.62 per square foot during the second quarter.
The deal was handled by a brokerage team from CBRE consisting of Lewis Miller, Ken Rapp, Michael Wellen, and Alex Kucera, who negotiated on behalf of Loeb & Loeb. The landlord was represented in-house by Robert Steinman.

Originally developed by Rudin and opened in 1969, the 1.9-million-square-foot tower occupies a full city block bounded by Park and Lexington avenues and East 51st and East 52nd streets. The property has consistently attracted high-profile corporate tenants throughout the decades, counting major organizations such as Blackstone and the NFL among its occupants. More recently, the tenant roster added East West Bank, which finalized a 38,000-square-foot lease at the property in February.
To maintain the building’s competitive edge, Rudin is actively developing 45,000 square feet of brand-new amenities at 345 Park Ave. These upgrades feature a tenant-exclusive lounge alongside a high-end fitness and wellness center, both slated to debut at the beginning of 2027. Furthermore, the landlord is introducing acclaimed French chef Cyril Lignac and his Bar des Pres restaurant, accompanied by two additional concepts, to the tower. These public-facing food, beverage and hospitality venues are scheduled to open early next year.
