Liability

Liability is the set of legal and financial obligations a party can be held responsible for, from debts and damages to harm tied to owning, managing, or transacting property. An owner can face this personally, or hold property through an entity like an LLC or corporation to limit the exposure.

In CRE, liability concerns arise in areas such as premises liability (injuries occurring on the property), environmental contamination, lease obligations, and loan guarantees. Most commercial investors use liability-limiting structures and carry comprehensive insurance to protect personal and corporate assets from property-related claims.
