Building Permit

A building permit is the official government go-ahead required before construction, renovation, or any major change to a commercial property begins. It confirms the planned work meets local building codes, zoning rules, fire safety standards, and other applicable law.

Skipping it is costly. Unpermitted work can create real liability, complicate a future sale, and bring fines or an order to tear the work out. During due diligence a buyer should confirm that every improvement was permitted and that certificates of occupancy were issued. Tenant improvement projects almost always need a permit before work can start.
