ING Group Renews & Expands Lease at Durst-Owned Office Tower

The Durst Organization’s 1133 Avenue of the Americas will retain a major global tenant while seeing a significant expansion.

ING Group — the Amsterdam-based global banking and financial services firm — not only renewed its existing, 132,400-square-foot office, but also tacked on an additional 21,515 square feet. This move brings the company’s total footprint at the Manhattan office tower to 153,915 square feet, encompassing the seventh through 11th floors.

The expansion was one of the largest leases completed in November, ranking second only to Baruch College’s deal for 162,300 square feet at 63 Madison Ave. (the college had announced campus expansion plans last year from its main campus at 55 Lexington Ave.). Another of the month’s biggest leases was Anheuser-Busch InBev (parent company of brands like Corona, Stella Artois and Budweiser), which renewed its 87,528-square-foot office at 119 W. 24th St.

Commenting on the deal, Durst President, Jody Durst, stated that ING’s expansion “reflects the strong leasing momentum at the building and the desirability of the Bryant Park submarket.”

While the precise asking rent for the deal was not disclosed, asking rents at 1133 Avenue of the Americas were reported to range between $115 and $120 per square foot as of July.

ING was represented by a large CBRE team, including Robert Stillman, Michael Geoghgan, Ryan Alexander, J. Paul Stimpfle, Harly Stevens and Marlee Teplitzky. The Durst Organization was represented in-house by Tom Bow, Rocco Romeo and Nora Caliban.

Other key tenants in the building include the National Basketball Players Association, Bank of America, international law firm Steptoe, game publisher Take 2 Interactive, investment brokerage Charles Schwab and law firm Massumi + Consoli.

The property at 1133 Avenue of the Americas is a 1.1-million-square-foot, 45-story, Class A tower located between West 43rd and 44th streets. A LEED Gold-certified property, it features high-end amenities, including a soaring travertine lobby accented by a striking LED sculpture by Leo Villareal, modern elevator cab interiors with destination dispatch controls, and a landscaped outdoor plaza that incorporates 5,000 square feet of green roofs and exclusive terraces.
