Latitude 33 Opens Downtown Los Angeles Office at The Collection

San Diego-based civil planning and engineering firm Latitude 33 recently announced the expansion of its presence in southern California through the opening of a new office in downtown Los Angeles.

Situated in the heart of Restaurant Row across Seventh Street from the award-winning Bottega Louie restaurant, the firm’s new location is on the ninth floor of The Collection building at 527 W. Seventh St. With this expansion, Latitude 33 is better equipped to serve existing clients in Los Angeles and the greater metro area, as well as to take on new projects.

“Over the last decade, Latitude 33 has evolved into a highly diverse, multidimensional firm with a farther geographic reach than ever before,” said Latitude 33 President, Matt Semic. “We are engaged in nearly every market sector, and we have served nearly every community in southern California, both coastal and inland. Our new office in LA will enhance our ability to bring this diverse skillset to Ventura, Riverside, Los Angeles, and Orange counties.”

Latitude 33 has operated in southern California for more than 30 years serving clients in a wide range of industries, including aviation, health care, and the military. The firm’s highest profile projects include the new Terminal 1 at San Diego International Airport, as well as the University of California San Diego’s Hillcrest Medical Campus redevelopment.

In Los Angeles and the Orange County region, the firm’s development partnerships include UCLA, CSU Long Beach, Cal Poly Pomona, and Cal State Fullerton, as well as State of California projects in Huntington Beach.

A Historic Home in the Heart of Los Angeles

The Collection — previously the Bronson Building — is a 13-story building located in the Financial District of downtown Los Angeles. Originally completed in the early 1910s, it was designed by Austin and Pennell and was one of the first large office buildings to open in the newly growing commercial corridor on Seventh Street. Activity here began in 1915, when the building was leased to the Brack Shops, which represented a novel collection of independent shops that operated in a department store-like arrangement.

In the 1970s, the property changed its moniker to The Collection. Then, for several years after 2010, it underwent significant renovations. Now, it offers a sophisticated working environment that combines modern and historic elements. For instance, tenants entering the building are greeted by the beautifully restored ground floor lobby and elevators. Amenities include: three restaurants; a rooftop lounge with indoor/outdoor seating, a wet bar, Wi-Fi and music; no-HOP fiber connection for all tenants; and a 2,500-square-foot event space that can accommodate up to 150 people.

Currently one of the most desirable locations in downtown LA, the building incorporates 95,000 square feet of Los Angeles creative office space and roughly 5,000 square feet of retail. It also features above-standard ceiling heights and is designed to maximize the use of natural light throughout. Spaces offered here include traditional lease options, furnished monthly spaces, and flexible and shared workspace, as well as networking space options.
