New Office Tenants Join Roster at Uptown Dallas Property
Rosewood Property Company recently announced the signing of two prominent office tenants at its namesake mid-rise in Uptown Dallas: Brookfield Properties and Neuburger Berman inked leases totaling upwards of 17,000 square feet of class A+ Dallas office space at Rosewood Court on Cedar Springs Road, which reportedly brings the property to nearly 98% occupancy.
Global real estate operator and developer Brookfield Properties manages real estate of all asset classes around the world, including office, retail, housing, logistics, and hospitality. Its North American logistics portfolio alone encompasses 71 million square feet of assets.
The company will be moving into a new space on the 15th floor of Rosewood Court. The footprint extension will house its growing logistics real estate group’s central region team and bring together various functions, including asset management, development, investments, and marketing.
“Our move to Rosewood Court marks an exciting new chapter for our team as we continue to grow our presence in the Central U.S.,” said Ryan Soule, vice president of real estate management and logistics at Brookfield Properties. “Since first opening a Dallas logistics office with three people in 2020, our logistics team has grown to 16 people, and our portfolio has expanded from approximately 5 million square feet to 22 million square feet. Rosewood Court’s premier, collaborative environment allows us to continue to attract top talent, elevate our client partnerships, and execute our long-term vision. We are energized by this next phase of growth and look forward to building on the momentum we’ve created.”
Additionally, investment management firm Neuberger Berman will consolidate two Dallas offices into a nearly 17,800-square-foot space at Rosewood Court. The move will bring together more than 50 employees of the Private Markets and Private Wealth Management departments of the firm.
Founded in 1939 and currently comprised of 2,900 employees in 26 countries, Neuberger Berman manages more than $550 billion worth of equity, fixed income, private equity, real estate, and hedge fund portfolios for global institutions, advisors, and individuals.
“Rosewood Court made it possible to consolidate our Private Wealth Management and Private Market teams into one office in a premier building with outstanding amenities and a great location,” said Brien Smith, managing director at Neuberger Berman.
Completed in 2006, Rosewood Court encompasses more than 405,000 square feet of LEED Gold-certified space and rises 19 stories at 2101 Cedar Springs Road. The mid-rise building includes a slew of amenities designed for convenience and productivity, including: 12,000 square feet of retail offering a selection of dining, shopping, banking, and personal amenities on site; a fitness center; a multi-level parking structure; EV-charging stations; valet parking; and concierge service.
“Brookfield Properties is a top real estate firm in the world with an unparalleled portfolio of real estate across the globe, while Neuberger Berman is a leading investment firm with offices in 26 countries,” said Rick Perdue, president of Rosewood Property Company. “We are delighted to welcome these top companies to Rosewood Court. We believe Rosewood Court is the premier office location in Uptown, and having best-in-class companies like Brookfield and Neuberger Berman added to our roster further strengthens this position.”
Rosewood Court also features 30,137-square-foot floor plates; above-standard ceiling heights; a distinctive glass and masonry exterior; 24-hour security and monitoring; and convenient proximity to downtown Dallas businesses, apartments, restaurants, retail establishments, and hotels.
