Paramount Signs Lease at Recently Completed Film Studio in Manhattan, N.Y.

Ahead of its official opening this week, the newly constructed Sunset Pier 94 Studios in Manhattan, N.Y., has secured its first tenant. This 232,000-square-foot facility stands as the only purpose-built film studio in the area and is the result of a joint venture between Vornado Realty Trust, Hudson Pacific Properties and Blackstone Real Estate. The Gensler-designed project features six soundstages and production support areas alongside specialized office space in Manhattan. The development includes on-site parking and various opportunities for exterior signage.

Paramount Television Studios has leased 70,000 square feet at the facility to film the second season of “Dexter: Resurrection” for the Paramount+ streaming service. While specific rental rates and lease durations were not disclosed, the facility’s technical specs have driven strong interest for the remaining blocks of space. The soundstages feature 36-foot clear heights and an on-site mill, while 145,000 square feet is dedicated to production support space and offices with Hudson River views. These features, along with expanded New York state tax credits, have led to robust pre-leasing demand ahead of project delivery.

There is truly nothing else like it in the market, and we look forward to announcing additional leases soon.”

In partnership with the New York City Economic Development Corporation, the project provides community benefits, including 25,000 square feet of waterfront open space and an extension of Hudson River Park. The site also features new public restrooms, bikeway safety upgrades and dedicated community amenity space.

Through workforce development and training programs, the studio will connect residents to film and television careers. Overall, Sunset Pier 94 Studios is expected to support 400 permanent jobs and contribute $6.4 billion to the local economy throughout the next 30 years.
