Development land located on the west boundary of the Queens Business Park. The property consists of two titles: the west parcel being 115.21 acres and the east parcel being 193.31 acres for a total of 308.52 Acres available. Approximately 71 acres are wetlands making the total developable acreage around 237.33 acres.

The property is relatively flat and will likely be developed into a residential subdivision with up to 350 lots. Services can be potentially tied into from the city. Offsite levies and municipal reserve are still outstanding and a Development Agreement will need to be entered into with the applicable municipality.

Purchase price works out to $18,900 per developable acre. Appraisal was completed in July 2019. 

Planning Documents

The property is currently located in Red Deer County but is likely to be part of a future annexation by the City of Red Deer to be announced in Q1/Q2 of 2020. As such, the property is subject to the Intermunicipal Development Plan between the City of Red Deer and Red Deer County and also forms part of the Burnt Lake Area Structure Plan (ASP). Other future planning that impacts the property includes the Highway 11 Freeway Upgrade. 

The west parcel is currently zoned Agricultural and the east parcel is zoned C5 Commercial Recreation. Future land use concept in the Burnt Lake ASP includes Commercial Recreation (golf course) but this will likely change.
