Adjoining properties are parcels of land that share a common boundary or border, making them physically touching or directly connected. In commercial real estate, adjoining properties are relevant in discussions of easements, encroachments, shared access, and assemblage opportunities.
Owners of adjoining parcels often carry rights and duties toward each other, such as shared-wall agreements or access easements. Developers frequently buy up adjoining parcels to consolidate land for a larger project, a move known as assemblage.
