Boston Dynamics Inks Office Lease in Boston Submarket

Boston-based publicly traded real estate investment trust BXP, Inc. recently announced it had signed a lease agreement with Boston Dynamics for office space at Reservoir Place in the Boston submarket of Waltham, Mass.

This lease reportedly marks one of the largest innovation-driven real estate transactions in the market this year and supports the company’s plans to expand its Massachusetts operations significantly. Boston Dynamics signed on for approximately 320,000 square feet of Boston office space at the property on Trapelo Road, where the company intends to invest approximately $100 million in the development of a state-of-the-art robotics and AI center. The investment is expected to create up to 1,250 new jobs by 2033.

A global leader in mobile robotics, Boston Dynamics plans to consolidate here several functions that are currently distributed across multiple locations. Specifically, to consolidate and expand manufacturing, research and development, training, and artificial intelligence.

The new tenant expects to relocate to Reservoir Place in phases, beginning in mid-2027.

At the close of May 2026, Boston boasted the largest office development pipeline in the Northeastern U.S. region, with more than 3.9 million square feet in construction last month. According to data analyzed for our monthly national office report, the average full-service equivalent listing rate for office space in Boston was a little more than $44 per square foot in May 2026, while the vacancy rate stood at 16.9% — one of the lowest in the region.
