Fanatics Grows Presence in Manhattan Following New Office Deal

After relocating its headquarters from 205 Hudson St. to 95 Morton St. in the West Village in 2022, digital sports platform Fanatics is now looking to further expand its footprint across Manhattan.

The Jacksonville, Fla.-based company, which operates in sports merchandise and gambling, recently signed a lease for 54,000 square feet at 345 Hudson St., a 17-story property owned through a joint venture involving Norges Bank Investment, Hines and Trinity Church.

“Fanatics is thrilled to expand our growing presence in New York City with a new office space at 345 Hudson Street, which complements our global headquarters a few blocks away,” a spokesperson for Fanatics said in a statement.

The terms of the new lease, including its duration and the asking rent for the 800,000-square-foot property, have not been disclosed. However, a Newmark report indicated that office rents in the Hudson Square and Meatpacking District areas averaged $86.70 per square foot in the first quarter of 2025.

Newmark acted as the broker for Fanatics in this transaction. The landlord’s representation was not immediately clear.

Fanatics, which boasts a global database of more than 100 million sports fans, also maintains U.S. offices in San Mateo, Calif.; and Tampa, Fla.; alongside international locations in the UK, Japan and India, according to its website.

The digital sports platform Fanatics will be joining a diverse group of tenants at 345 Hudson St., including online clothing rental service Rent the Runway; radio station 1010 WINS; and technology giant Google, which had reportedly been seeking to sublease its 165,000 square feet within the building as of February.

While it’s uncertain if Fanatics’ new space is part of Google’s previously available footprint, a company spokesperson stated that the new office would “create a great work environment for several of our teams, conducive to innovation and collaboration, as we continue to build a leading digital sports platform for fans globally.”
