Deed
A deed is a legal document that transfers ownership of real property from one party (the grantor) to another (the grantee). To be valid, a deed must identify the parties, provide a legal description of the property, be signed by the grantor, and be delivered to and accepted by the grantee. It is then recorded in the public land records.
There are several types of deeds used in commercial real estate, including general warranty deeds (which provide the broadest protections to the buyer), special warranty deeds (limited warranties), and quitclaim deeds (no warranties). The type of deed used in a transaction affects the level of title protection the buyer receives.
