Fixture

A fixture is personal property attached to a building so firmly that the law treats it as part of the real estate. Built-in shelving, HVAC systems, lighting, plumbing, and elevators are common commercial examples.

Whether something counts as a fixture or as removable chattel affects lease negotiations, sales, and financing. Courts settle the question with tests that look at how the item is attached, what the parties intended, and how well it is adapted to the property.
