RFR Reveals Plans for Revamp of Office Property in Stamford, Conn.

New York City-based real estate investment, development, and management firm RFR recently shared designs for its planned repositioning of a preeminent office property in Stamford, Conn.

Located one block from the intersection of the city’s two largest boulevards, the building at 300 Atlantic St. incorporates 280,000 square feet of Stamford office space across 13 stories, in addition to some first-floor retail, as well as ample parking in an attached garage.

Originally completed in the mid-1980s, the property was renovated in 1996 and 2009 and is now in line for another round of improvements. Enabled by a recent recapitalization of the property through RFR US — a new entity led by Aby Rosen, Gaby Rosen, and Charlie Rosen — RFR’s planned repositioning of the property aims to attract premier tenants in the market.

Current availability at 300 Atlantic is nearly 188,800 square feet with space options ranging from 2,500 square feet to more than 100,000 square feet across multiple floors. Notably, several floors in the building come with walk-out terraces that offer views of Long Island Sound and the Stamford central business district.

The recently unveiled property enhancement plans call for the addition of a sophisticated tenant lounge; elevated food offerings; fitness and wellness programming; and workplace collaboration and meeting spaces. On the ground floor, a high-end boutique café will flow seamlessly into both the soaring, two-story building lobby and the new fitness center. Meanwhile, collaboration areas on the second floor are designed for flexibility and will be able to accommodate events, meetings, and conferences ranging from 15 to more than 100 attendees.

Improvements to the exterior of the property include modern lighting and a new streetscape design that transforms visitors’ arrival experience and reinforces the building’s new presence.

Amenities and advantages of the location include easy walkability to the Stamford Train Station, which is two blocks away; a wide array of dining options within walking distance; and proximity to more than 10,000 new multifamily residences and 2,500 future units that are currently under development.
