Description
The Medical Office Building location is scalable to fit any size within the 30,000 sf - 65,000 sf range, in a four-story building at the northeast corner of Brandywine Avenue and Boot Root. The building will have significant prominence on Brandywine Avenue across the street from three and four story mixed-use residential/retail buildings.
The main entrance will be situated along River Station East with a protected overhead drop-off area for patients and customers. The lobby circulation core will be located at the northwest corner for proximity to the parking garage, visibility from the main roadway and to provide for a large unobstructed floorplate beyond. We anticipate primary deliveries to occur on the eastern side of the building near Boot Road with the ability to add staff entrance(s) on east elevation near surface parking.
Parking has been designed to meet the required 5 spaces/1,000 sf with a combination of surface and garage parking. Approximately 95% of available parking will be garage parking and will connect to the health care facility by an enclosed bridge over River Station East. A pedestrian pathway has been designed to directly interconnect the health care facility to the River Station amenity network within walking distance to the future train station.

The core and shell building has up to four-story capability. Each floor will be approximately 17,000 sf. Stair towers, elevators, and MEP equipment rooms are included.
