Inventory
Inventory, in commercial real estate, is the total stock of available property or space in a market, submarket, or property type at a given moment. Tracking it, including new construction coming online and space pulled off the market, is basic to reading supply and demand.
Read against absorption and vacancy, inventory shows which way a market leans. Low inventory with strong absorption usually points to a landlord-favorable market and rising rents, while high inventory with weak absorption signals tenant leverage and downward pressure on rents.
