Brooklyn, NY Office Market Overview
Sharing a border with Queens to the northeast and with direct access to Manhattan through several tunnels and bridges across the East River, Brooklyn is New York City’s most populous borough. The city also boasts a highly skilled labor force, serving as home to Brooklyn College and CUNY’s New York City College of Technology — the largest public college of technology in New York state — as well as SUNY Downstate College of Medicine, the oldest hospital-based medical school in the country.
Furthermore, the likes of crowdfunding platform Kickstarter, Vice Media and tech giant Google play a key role in driving the demand for office space in Brooklyn. There are currently 14 projects — totaling roughly 1.6 million square feet of office space — under construction in the borough. In fact, the 150,000 square-foot 1000 Dean St. was the largest office sale in Brooklyn in 2019, changing hands for $56 million.
The borough is serviced by approximately 170 stations of the New York City Subway system, a public bus network, the city-wide NYC Ferry, and three commuter rail stations: East New York, Nostrand Avenue and Atlantic Terminal.
