El Segundo, CA Office Inventory Description
As of mid-2017, the El Segundo office market encompassed nearly 12 million square feet of office space in properties larger than 50,000 square feet. Although the city spreads over fewer than six square miles, demand on the local office market is robust.
El Segundo has transformed from the site of Standard Oil’s (now Chevron) second oil refinery opened in the early 1900s, to what is now primarily a white-collar city. Proximity of the Los Angeles International airport – second-busiest airport in the U.S. – makes El Segundo a prime location for aerospace and large corporate office headquarters, while still retaining its industrial roots.
Nearly 53% of the local office inventory is Class A, and Class B product accounts for more than 5 million square feet of office space in El Segundo. A great majority of the buildings are located west of the I-405, between Aviation Boulevard and the Pacific Coast Highway. Notable properties include the Continental Park campus along Rosencrans Avenue, the Raytheon campus and expansion, and the Mattel complex.
